Most customer reviews of eXp Realty are positive, with customers stating they believe eXp Realty is a good company, but there are some negative reviews from customers who wonder if eXp Realty is a pyramid scheme. 

The answer to this is both yes and no.  While eXp Realty is a real estate brokerage firm and not technically an MLM lead generation style company, it does set itself up with a form of MLM-style compensation known as Revenue Sharing.

This is where the misperception that it's a pyramid scheme comes into play. 

In a revenue share system agents receive additional opportunities for compensation that help them not only receive their base pay but also additional bonuses.

While there are some employee and customer complaints when it comes to eXp Realty, for the most part, employee reviews on Glassdoor and other employee survey websites are positive.

Most employees like that the monthly fees that are charged are minimal and that you become part of a family instead of just a franchise.

Although there are occasional problems or changes related to the pay structure, this isn’t necessarily a problem that’s exclusive to this real estate brokerage.

Most employees are satisfied with the networking, tools, and resources that the company provides.

eXp Realty has a good reputation within the profession despite a brief lawsuit in New York City, during which it was accused of violating trademark rights.

Cost & Price Plans

There are no costs associated with buying or selling your house with eXp Realty (besides normal real estate fees like closing costs, of course) but if you want to become an agent, that’s a somewhat different story.

Agents are paid on an 80/20 commission split with a $16,000 cap. You’ll pay a single $85 per month fee which will cover all kinds of tools and resources you might need for your business.

There are some serious benefits to this business model.

While the company does receive stock whenever an agent sells their first home each year or attracts a new agent to ehc company (and that agent sells their first home), it should be noted that eXp Realty offers equity much like a 401K program to its agents, too.

Repeating unsolicited calls.

I have been getting calls multiple times a day by Exp Agents wanting to talk to me about my property. It's not for sale, has not been for sale, will not be for sale in my lifetime, and my contact information is on the Do Not Call list and generally not available. I use a generic phone number mostly and email addresses keyed to who I gave them out to.

So they worked at it to find my real number. That said, one agent said he would "mark me in EXP's system to stop the calls"....the calls never stopped. I have reported it to EXP and will be reporting it to the FCC.

Apparently they were in trouble in the past and paid out $26m for unsolicited phone calls but didn't learn the lesson then, guess it is only a matter of time before another class action.

Said she would paint touch ups on the outside of the house. She did not, so I did it myself. Jessica staged house, as was empty, with cheap Ikea furniture. This is a home in an elderly strata so would not have appealed to that generation. Also had just 2 chairs in the living room, which made it look small.

Priced house too high. Once I insisted on lowering it, got many more showings and the house sold.

She hired a friend's cleaning company. I was billed for what I believe was way too many hours for a newer rancher. Sun came out when I was there, and I could see how dirty front side window by the door was. Not cleaned at all.

Wanted to much private information that I was uncomfortable giving concerning my father's will. This was for the lawyers only, as far as I was concerned, and did not pass that info along.

She was recommended by an acquaintance of mine, but gave no finders fee. Was not required, but would have been a nice gesture.

I have bought and sold several homes and never had any complaints until this one. Was so glad when it was done.

eXp Realty is standing by their realtor Kimberly Moore in her harassing me. Kimbely yelled and me and pressured me into signing a contract. I sadly complied and as a result when I wanted out of it she told me she is entitled to her money and that I owe her and proceeded to call me several more times to yell at me. I reached out to eXp realty, and they told me they stand by Kimberly even with the way she treated me. Just discusses me that a realtor and broker can be this way towards clients. Who else have they harassed?!

I got ripped off. They have no idea what they are doing. Just 20 yr old's offered a free job. I lost thousands. Thanks Justice Pang in Hilo. Damn PLEASE get a real realtor, with an office. They are a scam!!!!!!

Agent didn’t protect us

My complaint is basically one of your agents has ruined the lives of my family. My wife was offered a job near the Kentucky border so I was looking for houses down there I was there 5 times 3 of those times I stayed for multiple days I put a bid on one house and the agent says that the owner wouldn’t take a contingency then I got back to Illinois and put my house on the market because that’s what she said to do one of your EXP agents then a couple days later I looked up that house and it was sold on contingency. Still is today then I found another house and me and the seller agreed on the price and then your agent said that he wanted me to pay for some of his Real Estate commission, and she said that I shouldn’t that was the end of that. Then the agent up in Illinois named Jake Fugman had me sign papers and he didn’t put in a contingency clause where I needed to find a house first before we would close on our house. Also did not put in there to sell as is. Now the closing is in one week and I have until August 16 to be out of my house where I have lived for 25 years and I have no place to go. When I confronted Jake Fugman about this he said that I said I would have no problem finding a house which is BS because I was down in Kentucky five times and found nothing and him and the agent down there were communicating so he knew that I couldn’t find nothing. All he had to say was sorry about the miscommunication well sorry but that is not good enough. My life is ruined now. I have to put my furniture in storage until I find a place to rent . Hire movers again to move where I want to live . the wife and I can’t sleep at night we’re so stressed out we’re losing weight like crazy. I worked my whole life and I’m retired and I can’t believe this has happened to us .

We’re unable to find any home or rentals in our price range. The agent stole $17,000 from us and our home less than a week I’ll be homeless and living out of my cars with my two dogs and my husband. I sent multiple emails to Exp. unable to find any home or rentals in our price range. Don’t know if they’re receiving them.

Do not use this realty company. They miscommunicate, don't give you all the facts and then demand rent checks before the lease is even signed. They set you back with the building management company and make you look bad and risk you getting financially penalized and losing the apartment you were already approved for. They blame the management company for the miscommunication and don't own it. They turn renting a new apartment into a stressful and frustrating experience.

Sold my house through this company specifically Marcio V. as my agent. Worst experience ever and will never trust this company with any sales or home purchase moving forward. I feel like they are pretty much scammers who make it all sound good but do not do as they say with there so called "technique". Technique is getting every dollar out of there sellers or as they say their "Boss".

Very unprofessional when it came to "painting" as they were in my home before I woke up. I then sent them away because I was not ready for them and needed to shower and get my kids ready for school. I come out the shower to again hearing men in my home. In my towel had to send them away once again. The "cleaners" did a good job cleaning the home BUT left my house key hanging on the door knob with the door wide open as she left in her car to get food then literally put everything in the dirty basement. I was also charged 7% for a service they DID NOT provide. As a single mother of 4 doing her best to make the best out of everything I would not expect the horrible service let alone the GREED of such a company. I reached out to a supervisor and never heard back.

Unfortunately, I signed a contract I didn't fully understand and when reading it over with my lawyer after the fact I realized I signed something that basically said I was obligated to pay the 7% commission even if I did not want to continue with them because I had accepted a previous offer & so if I had not finish my sale with EXP Realty I would have still owed them a substantial amount of money $31,500 to be exact. Horrible service and lessons learned. I will NEVER use this company for anything!!!

Not to mention their lawyer who caused so many issues during closing from closing a day late causing me to pay more in taxes... to an incorrect agreement causing me to send them $10,000 money to freeze on behalf of the new landlord on top of the remaining commission because that was incorrect as well!!

They failed to add that in the agreement and so much more that a "lawyer" should have been op top of. Marcio Vasconcelos, there cleaning service, the painters who did a horrible job and Passatempo law firm, and the actual buyer seem to all be apart of the same group were ALL awful experiences!!!

The only nice thing was the Apple pie they sent me for Thanksgiving. That was the least they could do!!! Horrible experience!!!

Trying to view a House that is listed by Alicia Sierra of EXP Realty here in Florissant , Mo. I have tried to contact this Agent for 3 days. NO RESPONSE!!!!

I feel sorry for the Sellers. I am now going to where there Seller has moved to (here in Florissant, Mo.) & see if he wants to sell the house to me after firing this worthless Agent. BEWARE!!!! FAILURE TO PERFORM!! FIRED!!!!

Excellent Realtor in the Edmonton Area

Jeanette Miller is an excellent realtor in Edmonton. She made the whole process easy- from start to finish. I was a first time home buyer and she was incredibly informative and available to address any of my questions or concerns. She presented many different options based on my preferences and needs and ended up going above and beyond.

My friend recently moved to Edmonton, and he extended his thanks for connecting him to her. He was blown away at the amount of research she did to find him a beautiful home that suited his needs. I have recently connected her to a colleague who has been very pleased to work with Jeanette in her new venture of finding a home.

I would recommend Jeanette to any new home owner, to someone who needs help looking for a specific/unique amenity, and anyone looking for timely help purchasing a new home. Her services are reliable and awesome. She really helped more than I can say- both for my friend and I to find our ideal homes. She really helped me to find my dream home in Edmonton.

$15,000 Fraud-Fiduciary Responsibility (Leon Duncan)

My name is Daniel Williams. I have filed a complaint against a licensed Broker, Leon Duncan. His license number is 294723. I met Mr. Duncan he represented me for a purchase transaction in the Atlanta Area in May or June of 2021. It was an unsuccessful bid because at that time it was extremely hard to win a property contract in the Atlanta Area. I eventually gave up and found a home in Alabama with another realtor.

To salvage the relationship, I was going to use him to sell my home in McDonough, Ga. He wanted to charge almost $300 for photos of my home. I have sold and bought about 10 homes prior to this and no realtor had ever asked me to pay for the staging photos. I decided to use a more reasonable realtor who paid their own upfront costs and only worked for commission on the back end. I believe he was upset when I did not use him to sell the home in McDonough, Ga so he cooked up a scheme to defraud me and earn his commission.

Mr. Duncan targeted me for a Scooter Deal that he represented as an opportunity thru Kappa Alpha Psi Fraternity. I was defrauded by Leon Duncan for $15,000. Mr. Duncan is a licensed realtor in GA and his correspondence lists him as a broker. He is licensed through EXP realty and Property Lion.

He also had a company under Presa Duncan Holdings at that time. I have since learned that only his real estate license was valid. Presa Duncan Holdings did not have authority to broker a deal in the state of GA and I have submitted a complaint with the Secretary of State and the Attorney General’s office as well.

Mr. Duncan presented the deal as a scooter deal with the fraternity and he was raising capital through debt financing with OLU Brands.

I have since learned he does not even own OLU Brands. It is owned by an individual named Mark E. Williams at 4613 Tarrega St Sebring, FL 33872. The fraudulent purchase agreement for scooters was presented on the Fraternity’s Letterhead. He presented this as an investment opportunity and per the SEC and GA Secretary of State, he needed to be a registered broker which he is not. He only holds the Real Estate Broker License.

Mr. Duncan, through his relationship as my prior realtor, presented himself as a VP of OLU Brands and defrauded me of $15,000 by wire. His email signatures state OLU VP, Lion Financial Assistance (can’t find this company registered with the state), Presa Duncan (dissolved right before the payment on the Note was due), and real estate broker.

I have contacted Cobb County Police Fraud Department to report the crime, completed a Wire fraud complaint with the FBI, submitted a complaint to the Secretary of State Broker Regulations Department (Presa Duncan Holdings, OLU Brands, Lion Financial Assistance and his license as a Real Estate Broker do not give Mr. Duncan legal authority to raise funds for this purpose- i.e. Secured Promissory Note for OLU Brands), I have reported this matter to the SEC, filed a police report with Macon County, AL Sherriff Department where I live, and contacted the Georgia Attorney General’s office.

I am writing you to alert you that there is a licensed real estate broker who is using his relationship and trusted position as a realtor to defraud his clients.

The promissory note for this fraudulent deal was to mature October 31, 2022. Immediately prior to the due date, Mr. Duncan dissolved Presa Duncan Holdings (his unlicensed brokerage company) and has since refused to repay the monies. He has said others were defrauded as well (stated the other person was his father in law). He is blaming Mark E. Williams the owner of OLU Brands. He is attempting to distance himself but the wire was to Leon Duncan. I didn’t learn about Mark E. Williams until I requested the funds returned from Mr. Leon Duncan.

He has asked me to drop the entire thing stating, “It will cost more than $15,000 to sue him.” Again, I would like to alert you that a broker who is licensed with GA is defrauding his clients. I truly believe that he was angry that I did not utilize him to sell my home in McDonough GA and he cooked up this whole scheme.

I am a 100% disabled Veteran and this situation has cause a serve hardship.

I am shocked at the reviews I have just read. Some are not necessarily related to Exp Realty, LLC - more so the individual they worked with. I have been with Exp for almost 3 years now and the company has provided me with the tools needed to really succeed in real estate. I started with a brick and mortar company and was left to my own devices and did not receive the support I had hoped for as a new agent. I love the community feel with Exp Realty.

There are so many ways to get advice, or find help, at any hour with the various work groups and Exp World. There is a misconception that all Exp agents do is recruit and that it is a pyramid scheme.

I have never recruited anyone - I do have one person whom joined my team, but I have never called agents or specifically tried to recruit - and I am not required to - it is simply another avenue to bring in income should you choose to pursue it. (and no, commission is not reduced by a percentage to pay your sponsor- the company pays that) As agents are independent, it is unfair to say all Exp agents are horrible - how I run my business is up to me - not Exp.

Sure, there are guidelines, but honestly, there are bad apples in every company. I myself have met some agents I am unsure of - but that is on them, not on Exp. I urge anyone who is a buyer, seller or an agent looking for a change, to do their homework, ask the right questions, and form their own opinions.

One person's experience is not the same as another. I know without a doubt that I am in a great brokerage and that my clients have been treated with respect and fairness in their dealings with me.

So far, I have tried to work with 2 different EXP realtors. Currently looking to buy a house in Kona for up to $1,500,000. Both realtors were completely unprofessional. The first one has not responded to voice or emails after looking at 1 house and has never gotten back to me since, 2 weeks later!

2nd realtor was not focused on helping me find a property as a professional realtor and had an attitude about me personally??? Not sure what the requirements for being an EXP realtor are but it certainly has nothing to do with having integrity, respect and functioning as a professional realtor!

I will never waste my time working with any realtor associated with EXP Realty. What a joke, obviously any joker can get a real estate license through this company! Beware, save your time and work with another company that actually certifies and trains professional and reputable realtors!

We wanted out after the Seller’s counter offer that due to all the house issues. Rena Ripp told us she would send us paperwork to end the deal but attached a notice of defects that she modified with no discussion to us.

Her modified list had several key repairs removed. When I asked her if this was a counter offer, she said “no”, it is merely there to tell the Sellers why we are rejecting and walking away.

She tells us it has to be signed that very same day that it was received, making two phone calls, to inform us so. We feel rushed but want to end the deal and not miss our deadline in doing so, so we sign.

She then sends the paperwork to the Seller's agent, asking him to return our earnest money, which made us believe we were in fact ending the deal. I inquire about another property and then find out we are still in this deal, and that the Sellers have an opportunity to cure the defects that she modified.

A list that she told us we were not bound to and was merely there to let the Sellers know why were were rejecting and moving on. I called her to ask why we were still in the deal and told her we absolutely did not want to proceed, and minutes later she emails our lender asking about our loan rate, as she was still pushing this deal forward despite us telling her not to.

Because we were still in the deal and she had left off key repairs, it was important to us that we had the septic, etc added, so that the Sellers would hopefully decline and we could walk away as previously intended and discussed.. The Sellers agreed to cure her modified list though.

I have contacted her Broker, Deb Cappello, who unfortunately was no help. She was VERY rude, kept cutting me off and would repeat different variations of “That is what you get for signing things you do not understand.”

But it was her Realtor who not only mislead us and lied to us. As a Broker you should be sympathetic and try to mediate. She did the opposite of that and had zero compassion for the situation that we were in.

BEWARE! Stay Away From Jason aka Jay Carden

If I could leave 0 stars to review Jason (Jay) Carden, I would. My experience with purchasing the property that he, his wife and others lived in has been the worst experience of my life. Avoid this Carden person like the plague!

Jason Carden advertised the house as this:

Built 1.5 years ago it's just like buying a new house without the wait! Cityscapes with rooftop deck and outdoor maintenance taken care of for the owners including snow shoveling to your door and lawn management! Move in ready upgraded 3 story house with many custom features. Oversized 2 car garage with professional epoxy floor. Lower-level office with tons of natural light. The main level features an amazing open concept. Open living room with surround sound speakers built in, custom barn wood wall and walk out to a covered patio...

This was absolutely nothing like buying a new house without the wait. It was like buying a 10-year old trashed house that was never cleaned or maintained. I was out of state and my buying agent was supposed to be my eyes and advocate for me when purchasing the home. She, however, is as shady as Mr. Carden. Jay Carden found the perfect scenario with my agent and me being out of state.

Upon my arrival to occupy the house, I was greeted with a strong stench and complete filth throughout the house. The garage that he advertised with a professional epoxy floor was trashed. It looked like it had been through WWIII with big hooks he had pounded into the walls all over the place that had rusted over. He had left a large storage unit on the ceiling that was cited in the inspection to be removed, because it was too heavy to be installed on the garage ceiling. Jay Carden left barnyard material in the corner of the garage from his horrific DIY projects.

Not only was I greeted with a garage that looked 10 years old (and only being 1.5 years old) along with the filth and stench, I was greeted with Jason's horrific DIY projects all over the house. Wherever this person could pound something into a wall, he did. There were two barnyard walls slapped onto walls - one was in the great room that was falling off with pieces lifting off the wall and pieces that actually fell into my hands that had been glued on. The other barnyard wall was at the top of the stairs to the entrance of the rooftop deck. This wall actually covered up a wall that had been punched out by Jason. Yes! There was absolutely no wall at the top of a staircase.

When my agent communicated my findings to Jay Carden, he came up with the following story and this is straight from my agent's e-mail:

"He also just now informed me that he was at the neighbors house a couple weeks ago, and the cops came to your house. He said they were there due to a call to check on the house because lights were on in the middle of the night, and it concerned one of the neighbors. He gave them the garage code to enter the house to check on everything. I'm not sure why he gave access when he no longer owned the house and was no longer in possession. He said the cop said nothing seemed out of the ordinary. I need to bring my office attorney back in on this."

I didn't believe his story and called the Castle Rock police to confirm and the police did indicate that no such call occurred. I am not sure what this dude's motivation was for making up a story like that. Perhaps he was deflecting. Perhaps he thinks he can blame someone breaking into the house for causing the house to smell, be covered in filth, and to have substandard DIY projects slapped all over the place.

My agent had told me twice that Jay Carden would clean the house. That wasn't done. I really don't think most of the house was cleaned in the 1.5 years that these people occupied it. It is completely cringe-worthy filthy. How hard is it to pick up the phone and have cleaners come over to clean your house? The carpet had never been cleaned. It was filthy and the carpet cleaners said it smelled of cigarette/cigar smoke. I have had the master shower floor cleaned three times and it has not come clean with bacteria all over it. The shower fixtures are covered in limescale. I am going to have to have the shower floor replaced to even use it. Jason left a broken toilet that leaked for the whole month of June before my arrival that I got a $193 water bill (using over 17k gallons) and had to pay for his negligence. He left the irrigation system on to run every day. It should run every 3rd day. I received a second water bill for July for over $210.00 (using over 19k gallons) and have since determined there was a leak in the back flow valve of the irrigation system. I have had to replace the master toilet and also repair the irrigation system.Mr. Carden said that the minimum for water is ~$61.00. He failed to disclose what maximum amount he had been paying with all of the leaks.

I have had to spend thousands and thousands of dollars to make this house whole, safe and livable. Mr. Carden is a thief.

My Realtor Quit during Closing and Nobody told Me

EXP starts off with a great presentation and great responsiveness until you begin closing on a home. At that point they will forget deadlines and cost you thousands, blame others for not completing the deal on time but in reality they can't keep track of your closing. And if your realtor quits as soon as documents are signed, they won't tell you until the transaction is complete. This group costed me 5 figures, extremely disappointed with this service, cannot recommend them.

The only contact that I have had with these apparent hacks was a strange text message that came from a random EXP agent that I do not know. It said how long do you plan on staying in your house.

At first I thought maybe someone was wanting to me to leave so they could rob the place LOL. After doing some research I think that is the exact intent just in a more indirect manner than what I first thought. Bunch of clowns I would not let them sale my doghouse.
