Is NRPI Legit or a Scam?
National
Recreational Properties, Inc (NRPI) is
in the business of selling property
throughout the United States. NRPI
advertises irresistibly priced land through
infomercials hosted by Chuck Woolery and,
former Chips star, Eric Estrada.
The corporate offices of National
Recreational Properties Inc, headquartered
in Irvine CA, are headed by Jeffrey Frieden
and Robert Friedman. Some of NRPI's
ongoing and sold out lots include: Bella
Vista in AR, Lake Shastina in CA, California
City - in CA, Ocean Shores in WA, and
Horseshoe Bay in TX.
There are many appealing features to
National Recreational Properties, starting
from their pleasant brochures to their
seemingly low prices. They also have
weekend programs where they fly buyers down
and give them a personal tour of their
various lots.
However, there are some disturbing
realties about the way National
Recreational Properties and their sister
land auction companies do business.
They've been routinely accused of misleading
buyers into grossly overpaying for raw land
that is not under any plans for development.
This means many unsuspecting buyers end
up with plots of land located in areas with
no municipal infrastructure i.e. no roads,
water, power and no sewage system.
After unsuccessfully attempting to sell the
land, desperate owners often cease paying
taxes. At which point NRPI recoups the
property and resells it again, often at an
even higher price.
Other people have complained about the
deceptive marketing NRPI uses to lure in
land buyers. Their brochures advertise
natural amenities like beaches and lakes as
if they are a part of the location, when in
reality they are dozens of miles away.
Some people have even been shown different
lots from the ones they're actually buying.
Not all the land presented by NRPI
is a scam or not profitable but as a buyer
you need to be aware of their deceptive
marketing practices. It is important
to consult local agents or research
locations on your own to get an idea of
potential growth and appreciation of
prospective lots.
There are many stories of folks that have
bought land from companies like National
Recreational Properties Inc. Then when
they decide to put their lot on the market
they find out they paid $60,000 for land
that's worth $2,000.

I am having the exact same problem. I paid off my land more than 4 months ago and haven't received any documents/deeds. I have contacted the concord servicing and all they can say is to contact paradise holdings. (when I ask for the contact numbers for paradise, Concord keeps providing wrong numbers). I am very much interested in class action law suit if it's still available for me to join. Please let me know how to contact you.. John&Michelle from Texas. |

I called to get info for this property and now when someone answers they call themselves "auction.com" when I asked for NRPI they acted like they had no idea what I was talking about and insisted they were Auction.com and they exclusively auction homes and even asked if I had a home to auction off! |

Properties to the largest and most sophisticated buyers in Florida, which were the regional and national home builders builders. We never had a problem with any of the properties we sold. Out of thousands of properties sold we never had a single complaint. In fact, these buyers made multiple purchases over the years from NRPI.
We also sold hundreds of properties to individuals. In the only two cases where we had a problem when we sold the same lot to two different people by accident NRPI gave the buyers free lots of the buyers choice.
This is most upstanding company I have ever dealt with in twenty years of brokering in Florida.
I have never brokered for more honorable men than those at NRPI. |

john Location unknown | 11:32am on August 16th, 2011  | we were scammed into buying worthless property at hot springs village. we were able to settle for 4,000 after telling them to take it back. every promise made was a bold face lie! we settled over 8 months ago and i cannot get a deed to this land. are there any class action suits out there? do NOT buy from these people. |

Julia Southern CA | 12:23am on June 9th, 2011 | Does anyone else have this problem....I paid off my land in Ocean Shores 11 months ago. I have contacted Concord Servicing which held my loan numerous times to file the mortgage release with Grays's Harbor recorder and have been told that the company that needs to take care of this is Paradise Holdings in Chevy Chase MD. and the only way Concord can contact them is through E-mail. They do not have a phone number for them. I am ready to build on my land but am beginning to feel like this is a scam. I have the contacts to start a class action law suit if anyone else is interested. |
Susan San Diego | 5:16pm on April 5th, 2011  | I bought in Angel Fire NM in 2006 thru NRPI. $60k for a half acre in the Chalets. Now I can't find any real estate agent willing to list it to sell it. They said there are 500 lots for sale on that mountain. We pay bi-monthly water bill of $48.55, $300 tax, $1151.00 annual resort fees, fire fees, all the out of town victims really got scammed into paying for a beautiful village that has no livable wage paying jobs. |

Auction.com, REDC, and NRPL. They operate out of the same location at 1 Mauchly Irine CA., among other places. They do the same auctions all across the country. Its a scam and buyer beware. They took hundreds for thousands so in Grays Harbor County in WA. We are doing everything in our power to get our money back. We have complained to AG's offices, BBB, FTC, Sec. of State offices in CA and WA.They operate under LLC's and get away with it. The Feds need to shut them down. |

Sherry Horseshoe Bay Area | 6:46pm on September 10th, 2010  | I recently found out the the property I bought from NRPI (City of Horseshoe Bay, TX) was worth 4,700; when I received a letter from the City of Horseshoe Bay asking for money for clean up Lt. #20062 ($305.00 and $65.00 to have the lot kept up). List year, I already paid $250+ for the POA--so what was that for? No one wants to take responsibility for the rip off (i.e., especially, Llano County for saying the the value was $40,000). Why can't the company be sued? It just doesn't make since. Today (09/10/10), I find out the company no longer exist. Who owned the company (NRPI)? I am a true believer in "What comes around, goes around". It's not over yet. The people who make money, didn't experience a shady person like I did working out of the Horseshoe Bay Corp office, located off of FM 2147, Horseshoe Bay, Texas, 78657. |

Former Accountant Los Angeles, CA | 12:36am on July 18th, 2010  | As a former accountant who had the 'inside' to every aspect of NRP's business dealings, let me just say that the target of the company's marketing scam is those with average and below credit ('FICO') scores. Knowing that people who have bad credit and/or who never owned any kind of real property below will be considered high risk buyers, they are considered to be the best prospects for marketing the usually worthless properties. I say usually because there are a few exceptional properties. Most buyers who are lured into buying a property that has very little investment value will eventually give up on continuing to make payments. Either they will surrender the property and have it go into foreclose. In either case, the company profits because they've already collected a downpayment which, in almost all cases, covers the full cost of the company's cost to purchase the property in the first place. Also, since the company is also involved in properties located in other states and 'recreational communities', let me tell you that I am aware the company had misappropriated funds collected from customers purchasing various property and placed into specific trust accounts. When a checking account established for a particular project was underfunded, the accounting department would be directed by the President/CEO to transfer funds from any of the other trust funds. My knowledge of these types of wrongdoings, as well as the fact that I was privy to other inside information led to my discharge. When I asked the company's President for the reason of my discharge, his answer was: "No Particular Reason. We just decided to hire someone else." My purpose of submitting these facts is just to make the public aware that, as the old saying goes, "When something seems to be too good to be true, it usually is." |
Mike bella vista | 6:41pm on July 2nd, 2010  | The business model that NRPI employed was similar to the one used by the original developer, Cooper Communities. Making money by developing and selling is not a crime. Making money by buying and re-selling or flipping is not a crime. Even knowingly selling a $2000 lot that is basically a ravine for $75,000 is not a crime, although I would consider it unethical. NRPI's reps are NOT real estate agents and so are not held to any standard. They can lie to you; they can rip down local real estate signs to prevent you from accessing the true market; they can even tell you that the sun rises in the north in this part of the country (as one lady told me she had been informed shortly before purchasing from NRPI). Let me just say this when you respond to any ad that claims to give you something for free: Free don't exist! Why would they fly you in and put you up in hotel for free??? Think about it: they have to recoup their investment and then some. The real market for lots in Bella Vista is around $1500 to $5000 right now as of this comment. I know this because I have sold more lots in Bella Vista than most, including NRPI. smart one illinois | 11:28am on January 29th, 2010 | I bought land in Lehigh Acres, FL. many years ago after flying out for a free weekend getaway. I paid under 17k for the land, two 1/4acre adjoining parcels. I sold the land 6 years ago for 86,000. SO while I feel sympathetic for some, just know that there are success stories out there and its not all of the companies fault. Two years after I bought the property I was offered $3000 for it, but held on. |
