The concept behind the lease 2
purchase, or rent to own method, is that you
combine a lease contract with an option to
buy contract. What happens is that
throughout the period of the lease and prior
to the expiration of the option, the renter
has a right to purchase the home under
previously agreed upon terms.
This type of transaction has
benefits to both buyers and sellers if
executed correctly. The seller is in
an advantageous position at almost every
step of the process. As the seller you
will receive a non-refundable cash option
deposit upfront which serves twofold, as an
incentive to buy for the resident and as
profit for you if the option expires.
Additional benefits include, tax advantages
since you retain the deed, fewer tenant
hardships, higher rent/positive cash flow,
and more.
Conversely, there are many
benefits for the lease 2 purchase buyer.
These include: having your rent work towards
equity, option deposit credited towards
purchase if you exercise your option,
savings on down payment and closing costs,
ability to sell your option, and more.
