The idea is to teach people how to contact willing lease option sellers or what Joe Kaiser calls tired landlords and negotiate a deal.  Even though the book has some unique ideas Joe Kaiser avoids breaking down the complex realities of some of the strategies that he teaches.

In the end there are many state specific laws that need to be considered if you're going to try to set up a Joe Kaiser deal.  Also, you should know that Joe Kaiser is involved in two civil suits in relation to unscrupulous foreclosure deals.
