Dolf De Roos is a, New Zealand born, Real Estate mogul that has been selling and marketing real estate training programs.  You may have heard his advertisements played on the radio and wondered, like I have, if his program actually works.

Dolf De Roos is a successful and world traveled investor that has been reaping a fortune from real estate.  His products are supposed to reflect that and show people how to attempt to do the same.  In my opinion they fall short of their goals.

His books and training seminars fit the mold of the typical real estate guru's business models.  This means the products are filled with fluff material, over generalize when they should be specific, and make blanket statements about the ease and profit potential of real estate.

Furthermore, similar to John Beck and others Dolf De Roos takes advantage of your contact information by soliciting you with "advanced" training offers.  You will get calls from his telemarketing team offering you these materials at various prices, reportedly adjusted to reflect your credit limit.

Inside his materials some of the advice that Dolf De Roos offers is greatly simplified and exaggerated.  On the topic of remodeling homes he severely overstates how much of a value increase comes from a paint job, he follows it up with incorrect advice on luxury home improvements.

Gurus like Dolf De Roos love to use hypothetical examples in their books to mathematically illustrate how much profit readers will earn.  In reality they're pretty much hoping that no one knowledgeable about real estate financing or law will evaluate their examples.

When this happens two things are usually revealed. One, that they are either presenting examples in utopian conditions absent in the real world, or two, they have simply padded their numbers by excluding costs and fees.

I've heard from people that they enjoy hearing Dr. Dolf De Roos speak because he is very inspiring and passionate about real estate.  This may help some people out but most are looking for a comprehensive guide that can show them the ins and outs of real estate investing.
